Homes for sale in Todi on the outskirts

5 properties availableselected by Todi Immobiliare

In Todi, the outskirts are the part of town beyond the walls and the belt of land around them, out to where the houses end. The Agenzia delle Entrate (Italian Revenue Agency) simply calls them "peripheral zones" and doesn't list the localities. So whether a listing counts as outskirts or countryside depends on where the house actually is, not on a list of place names.

Unlike in the historic centre, here you can usually drive right up to your door and get down to the valley quickly. The valley has Todi Ponte Rio station, the Ponte Rio shopping centre and the E45 junctions. OMI values for the second half of 2025 are €720–950/m² for standard homes and €800–1,200/m² for villas and detached houses, compared with €970–1,450/m² in the prime historic centre. Benchmark rents range from €2.50 to €3.70/m² per month.

Buses and trains

On Busitalia's 2026-27 winter timetable, line C (Todi Link) connects Piazza della Consolazione with Pian di Porto, the Ponte Rio shopping centre, the station, the industrial area and Pantalla. Line B runs towards Collevalenza and San Benigno. Lines B and C also run on public holidays. From Todi Ponte Rio station the bus takes about 15 minutes to reach Porta Orvietana (ticket €1.30), and lifts take you up into the centre from there. On the railway line to Terni and Perugia, some services are still operated by replacement buses.

Hospital and roads

The Media Valle del Tevere hospital is in Pantalla, about 15 km from the centre, and line C goes there. Within the municipality the E45 has three junctions: Todi/Orvieto, Todi/San Damiano and Pantalla/Collazzone.

If you'd like to live inside the walls, compare these with the homes in the historic centre; if you're looking for space and quiet, compare them with those in the countryside. If you're buying your first home, read the guide to the 2026 First Home Fund.
