Rustici in vendita a Todi
7 immobili disponibiliselezione Todi Immobiliare
A rustico is a country building waiting to be brought back to life: an old farmhouse, a hay barn, a stone stable, sometimes little more than four walls and a roof that needs redoing. In Todi it is the purchase with the lowest entry price, and also the one where the difference between a good deal and a problem is decided by the paperwork before the stone.
Below you'll find the rustici for sale in the municipality of Todi. Further down we've listed the checks worth making before you sign any offer, because with a rustico what you can actually build depends on regional law, the land registry and access, not just on floor area.
The value of a rustico lies less in the square metres you see than in those you'll be able to live in. It depends on when the building was built, how far it is from other buildings and how much floor area is already registered. Two rustici of the same size can therefore be worth very different amounts.

Can an outbuilding be converted into a home?
Often, yes, under certain conditions. Umbrian Regional Law 1/2015 allows a change of use for existing non-residential rural buildings that stood on 13 November 1997 and are built of masonry or enclosed on at least three sides. They must lie within 50 metres of residential buildings, and the limit is 200 m² of floor area per property. Where the site does not allow rebuilding within 50 metres, the distance can go up to 100 metres with the approval of the municipal commission for architectural quality and landscape. Any work in an agricultural zone goes through the Comune, and the law has been amended several times, so have a surveyor or architect check your specific case.
Checking the paperwork
Since 2012, rural buildings must be recorded in the Buildings Register (Catasto fabbricati). If a rustico is still listed only in the Land Register (Catasto terreni), it has to be regularised through a technical filing. There are exceptions, such as derelict buildings (fabbricati collabenti) that have been reduced to ruins. If agricultural land is sold along with the rustico, a neighbouring owner who is a direct farmer or a professional agricultural entrepreneur may have a right of pre-emption, and has 30 days from notification to exercise it.
Water and access
National law allows a well for domestic use, but it must be reported to the authorities, so ask for the documents. If the property has no access to a public road, the Civil Code grants a right of way across the neighbouring land, but it is much better to buy with an easement already written into the deed.
Price reference: in the agricultural zone, OMI values for economy-type homes were €520–780/m² in the second half of 2025, and a rustico needing renovation almost always sells below the minimum. All the homes for sale outside the town are on the page about the Todi countryside; if you only need land, see the agricultural land.
