In Todi, apartments fall into two very different groups: those inside the walls, in historic palazzi with staircases, vaulted ceilings and views over the Tiber valley, and those on the outskirts and in the outlying villages, in newer buildings with a lift, a garage and parking right outside.
People buying to live here year-round usually think about services and getting around by car. Those looking for a second home think about the piazza and the view. Below you'll find the apartments for sale across the municipality. If you only want those in the old town, there's a dedicated page for homes in Todi's historic centre.
Inside the walls you're mainly paying for location and character. Parking is often outside the limited traffic zone, followed by an uphill walk or a lift ride. Outside the walls you gain square metres, a garage and the convenience of driving right up to your door. These are two ways of living in the same town, and according to the Italian Revenue Agency (Agenzia delle Entrate), prices per square metre can differ by more than 50% from one area to another.

Prices by area
According to the OMI property values published by the Italian Revenue Agency (second half of 2025, standard residential properties in normal condition), an apartment is worth on average €970–1,450/m² in the prime historic centre, €900–1,200/m² just outside the walls, €720–950/m² on the outskirts and €630–850/m² in Pantalla. For buy-to-let investors, the same data put rents at roughly €2.2 to €5/m² per month, depending on the area.
Services and transport links
There are schools at every level, from the Todi–Massa Martana comprehensive institute to the Liceo Jacopone da Todi and the Ciuffelli-Einaudi institute, which includes an agricultural school. The Media Valle del Tevere hospital is in Pantalla, about 15 km from the centre. Busitalia buses connect Todi with Perugia and Terni, and Ponte Rio station is on the Terni–Perugia regional rail line.
What to ask about an apartment
In a condominium, check the building regulations, the routine service charges and any extraordinary works the owners have already approved. The preliminary contract should state clearly whether the seller or the buyer pays for those works. Todi is in seismic zone 2, so for a masonry building it's worth asking what structural work has been done over the years.

Outside the walls you'll find homes on the outskirts; if you want your own entrance in a building shared with neighbours, take a look at part-houses with their own entrance.
