Todi has around 15,400 residents (ISTAT estimate as of 1 January 2026) and covers almost 223 km², dropping from 638 metres in the hills to 132 metres in the Tiber valley. The historic centre sits at 400 metres, enclosed by its walls. Around it are the inner outskirts, villages such as Pantalla, Collevalenza and Rosceto, and countryside dotted with farmhouses, smallholdings and unpaved country roads.

Buying a home here starts with choosing a way of life: an apartment a short walk from Piazza del Popolo, a detached house with a garden close to amenities, or a farmhouse with land, where the peace and quiet comes at the cost of kilometres behind the wheel. Getting around from Todi

The E45 runs through the municipality with three junctions (Todi/Orvieto, Todi/San Damiano and Pantalla/Collazzone). Perugia is about 45 km away, Orvieto around 40 km, Rome roughly two hours by car and Perugia San Francesco airport around 50 km. By train, you arrive at Todi Ponte Rio station, served by regional trains on the Terni–Perugia line. From there, the Todi Link bus service takes you to Porta Orvietana in about a quarter of an hour, and lifts carry you up into the centre.

How much does a house in Todi cost?

Prices from the Italian Revenue Agency's Property Market Observatory (second half of 2025, standard residential properties in normal condition) range from €600–890/m² in the agricultural area to €970–1,450/m² in the prime historic centre. The outskirts sit at €720–950/m², and the villages of Pantalla, Collevalenza and Rosceto at €630–900/m². These are benchmark figures: a renovated home, one with panoramic views or one with land often falls outside these ranges, either above or below.

Two things to know before you buy

Todi has been classified as seismic zone 2 since 2012 (Umbria Regional Resolution DGR 1111/2012). For a masonry house, ask what structural work has been carried out and, if needed, have the building assessed by a surveyor or engineer before making an offer. The local hospital is the Media Valle del Tevere hospital in Pantalla, within the municipality.
