Case indipendenti in vendita a Todi
1 immobile disponibileselezione Todi Immobiliare
A detached house in Todi is often the middle ground between town and countryside: no neighbours across the landing, a garden or a plot of land, yet only a few minutes from shops, schools and the E45. Many are on the edge of town and in the outlying villages, such as Pantalla, Collevalenza and Rosceto, where prices per square metre are lower than in town.
Below you'll find the detached houses for sale in the municipality. If you want more space and more privacy, there are the farmhouses; if you'd rather walk to the piazza, there are the apartments in the historic centre.
They cost less to maintain than a farmhouse and can be reached all year round; compared with an apartment, they give you outdoor space and no neighbours on the same floor. Before you choose, count the kilometres you'll drive every day for school, work and shopping: that's the cost the square metres don't show. Pantalla, one of the villages with its own price bracket, is also home to the Media Valle del Tevere hospital.

Detached house prices by area
The OMI property values published by the Italian Revenue Agency for villas and detached houses (second half of 2025) show the differences: €990–1,400/m² just outside the town walls, €800–1,200/m² on the edge of town, €710–1,000/m² in Collevalenza and Rosceto, €680–990/m² in Pantalla and €670–980/m² in rural areas.
What to check
Check that the house has direct access from the public road, or that a right of way exists. Make sure the garden, fences and pool comply with building regulations. Todi is in seismic zone 2, so also find out what structural work has been done on the building. Earthquake-proofing work qualifies for tax deductions, but the rates change from year to year: ask your accountant which ones apply when you pay.
Services: the Media Valle del Tevere hospital is in Pantalla, within the municipality, and primary and lower secondary schools have sites in several parts of the area. For financing, see the mortgage payment calculator and the guide to the First Home Guarantee Fund.
To search by area, see the houses on the outskirts and in the countryside.
