Massa Martana is a municipality of around 3,550 residents (ISTAT 2026 estimate) on the slopes of the Monti Martani, about twenty minutes from Todi. The main town sits at 352 metres, but the municipal territory ranges from 207 metres on the plain to 1,074 metres at the peaks. If you're looking for a home here, you can choose between the historic village, the outlying hamlets and countryside that climbs towards the woods.
The hamlets listed in the municipal statute are Villa San Faustino, Mezzanelli, Colpetrazzo, Viepri, Castel Rinaldi and Montignano. The town has lived along the Via Flaminia for more than two thousand years. The Ponte Fonnaia, built in 220 BC, still stands at Villa San Faustino on a well-preserved stretch of the Flaminia running through the fields. Not far away is the only Christian catacomb found in Umbria so far.
If you work in Terni or Perugia, the E45 is what matters: its junction is just a few minutes' drive from town. Terni is about 35 minutes away and Perugia about an hour. How much a house costs in Massa Martana
OMI values for the second half of 2025 for standard residential properties in normal condition are €530–700/m² in the central area, €470–610 on the outskirts and in the hamlets, and €450–600 in the rest of the municipality, all based on gross floor area. These are lower than in the Todi countryside, where prices start at €600/m². A renovated house, or one that needs complete renovation, often falls outside these ranges.
Schools, hospital and distances
The main town has two nursery schools, "Piervissani" and "La Pace", and there is another in Colpetrazzo. Since the 2024-25 school year, the municipality's schools have been part of the Todi–Massa Martana comprehensive school institute. The Media Valle del Tevere hospital in Pantalla is about half an hour's drive away. Todi is about 16 km away, Orvieto about an hour and Rome about an hour and three quarters.
Before you buy
Like Todi, Massa Martana is in seismic zone 2. If you're looking at a stone house, ask whether seismic improvement work has been carried out and under which permits. In the countryside the same rules apply as in Todi: regional rules on extensions and agricultural outbuildings, and national rules on the agricultural right of first refusal, which we cover in our guide to buying a house with land. The area falls within the "Colli Martani" Umbria PDO olive oil zone, the same as Todi.
